The National Association of REALTORS® (NAR) has just released its 2024 report on international transactions in U.S. residential real estate, revealing some cool insights into foreign buyer activity between April 2023 and March 2024. Among the highlights, one fact stands out: 60% of Arizona’s foreign buyers were from Canada. Eh, no Fing-kidding!

Key Findings from the NAR Report:

  • Foreign Buyer Activity: From April 2023 to March 2024, foreign buyers purchased 54,300 existing homes in the U.S., contributing a significant $42 billion to the real estate market. This represents 1.3% of total existing-home sales and 2.0% of the total dollar volume.
  • Top Buyers and Destinations: Canada, China, Mexico, India, and Colombia topped the list of countries with the most foreign buyers. Popular destinations for these buyers included Florida, Texas, and California.
  • Economic Impact: Despite a stronger dollar and global economic challenges, foreign buyers continued to invest in U.S. real estate. The median purchase price among these buyers was $475,000, notably higher than the overall U.S. median of $392,600.
  • Trends and Challenges: While the number of foreign buyers has decreased, mainly due to higher home prices and economic conditions, the demand for U.S. properties remains strong, driven by their relative affordability compared to global cities.
  • Popular Property Types Among Foreign Buyers: The majority of foreign buyers in the U.S. opted for detached single-family homes, which made up 65% of all international residential property purchases. Condos and townhomes accounted for 16% and 11% of the purchases, respectively.

Arizona has remained a desirable location for international buyers, thanks to its warm climate, affordable housing, and vibrant communities. As a result, the state’s real estate market continues to thrive, contributing to its economic growth.

Arizona was the fourth-most popular destination for foreign buyers, capturing 5% of total foreign buyer purchases in the U.S., which is slightly higher than in the previous period. Interestingly, a whopping 60% of these buyers hailed from Canada, reflecting a strong north-to-south connection.
