Foreign home buying may be cooling across the United States, but Arizona continues to stand out as one of the most desirable destinations for international buyers. According to the National Association of REALTORS®’ 2026 International Transactions in U.S. Residential Real Estate report, foreign purchases dropped nearly 20% nationwide — yet Arizona remains a top choice for buyers from Canada, China, and the United Kingdom.

Even in a shifting market, Arizona’s global pull hasn’t faded.

A Nationwide Slowdown — But Arizona Holds Its Ground

Between April 2025 and March 2026, international buyers purchased $45.3 billion in U.S. existing homes — a significant decline in both total volume and number of transactions. High prices, limited inventory, elevated borrowing costs, and global uncertainty have pushed many foreign buyers to pause or delay their plans.

But despite the slowdown, Arizona continues to appear prominently in the destinations chosen by the world’s most active buyer groups.

Canada, China & the U.K. Lead Arizona’s International Demand

The NAR report highlights the top U.S. states targeted by each major foreign buyer segment — and Arizona shows up repeatedly:

  • Canada: Florida, California and Arizona
  • China: California, Texas and Arizona
  • United Kingdom: California, Arizona and Michigan

When three of the strongest international buyer groups all list Arizona as a top destination, it’s clear the state continues to outperform the national trend.

Why Arizona Still Attracts Global Buyers

Even with a cooling market, Arizona offers a combination of lifestyle and investment advantages that international buyers value:

  • Warm climate and year‑round appeal
  • Strong rental and investment potential
  • Lower prices compared to major global cities
  • Long‑term stability in Phoenix, Scottsdale, and surrounding metros
  • High demand for vacation and seasonal homes

Nearly half of foreign buyers purchase for vacation or rental use — a trend that aligns perfectly with Arizona’s strengths.

Higher‑Priced Homes Still See Strong International Activity

Foreign buyers typically purchase higher‑priced homes, with a median price of $465,000, compared to $413,600 for all U.S. existing‑home buyers.

For Arizona sellers — especially in Phoenix, Scottsdale, Paradise Valley, and the East Valley — this means international demand remains strongest in the mid‑to‑upper price ranges.

What This Means for Arizona Buyers & Sellers

For Sellers

Arizona’s global appeal remains strong. Even with fewer international purchases nationwide, the buyers who are active continue to target Arizona. That’s leverage — especially for homes with strong lifestyle or investment appeal.

For Buyers

Competition from foreign investors may be lower than previous years, but demand in Arizona remains steady. Well‑priced homes in desirable areas still move quickly.
