Arizona just sent a warm desert breeze north of the border — and it might carry some great news for our Canadian friends.

Senators Mark Kelly and Ruben Gallego have reintroduced the bipartisan Canadian Snowbirds Act, aiming to extend the amount of time certain Canadian visitors can stay in the U.S. from 6 months to 8 months. That’s two extra months of sunshine, golf, hiking, patio weather, and — yes — home shopping.

The bill specifically targets Canadians aged 50+ who own or lease a home in the U.S., allowing them to stay up to 240 days per year. It’s a move that makes total sense when you consider how much Canadians contribute to Arizona’s economy and housing market.

He’s not wrong. From Scottsdale to Sun City, Canadians have been a big part of our neighborhoods, bringing business to restaurants, retail, golf courses, health care providers, and — of course — real estate pros like myself.

This act isn’t new — it’s being reintroduced after previous momentum stalled. And while it’s still working its way through Congress, it signals something important: Arizona wants our northern neighbors back in a big way.

Why This Matters (Especially to the Housing Market)

Here’s the deal:
Many Canadian homeowners end up not using their homes year-round simply because of visa limits. That means potential sellers sitting on the sidelines, and buyers who would happily purchase if they knew they could stay longer.

Extending their stay could increase demand for second homes, boost rental activity, and generate more tax revenue for the state — without taking jobs or services from locals. It’s a win-win.

And let’s be real: We miss seeing Canadian license plates cruising through Paradise Valley, Tempe, and Tucson every winter. Your snowbirds make winter feel like high season in Arizona — because it is.
