The Phoenix-area condo market kept its cool in June 2025, but there are some key shifts worth paying attention to—especially if you’re trying to time your next move. The market still leans balanced, meaning buyers and sellers are evenly matched… but inventory is rising, days on market are stretching, and median prices are sliding ever so slightly.

Let’s break it down and compare it to what we saw in May 2025 👇

📍 Tempe Condos: Rising Inventory, Stable Action

Tempe continues to ride the balanced market wave with 6.62 months of condo inventory—plenty of options, but not so much that the market feels flooded. However, compared to May, there’s a big shift worth noting:

  • Inventory is up 7% month-over-month and a whopping 98% year-over-year. That’s a surge. Buyers now have a lot more to choose from.
  • Condos are selling at 97% of asking price, consistent with May.
  • Median days on market: 58, slightly up from last month’s average of around 50.
  • Median sold price: $324,950, a dip from spring’s ~$341K average.

📌 Compared to May: Tempe’s inventory took a big leap, and while sales are still happening, sellers now face more competition. Buyers? You’re in the driver’s seat, just don’t take too long to make your move.

📍 Scottsdale Condos: Longer Waits, Lower Prices

Scottsdale’s luxury condo market remains balanced with 5.91 months of inventory, but it’s now showing signs of a slowdown:

  • Inventory is flat month-over-month (0%), but up 13% year-over-year—more choices, especially at the higher end.
  • Sold-to-list price ratio: 97%, unchanged from May.
  • Median days on market: 70, noticeably higher than last month’s average of ~50.
  • Median sold price: $542,500, a sizable drop from May’s reported ~$615K median.

📌 Compared to May: Homes are taking longer to sell, and prices are adjusting down. The market isn’t collapsing, but sellers may need to get ahead of the curve if they want to move their condo quickly.

📍 Phoenix Condos: Balanced But Shifting

Phoenix is hanging in there with 6.46 months of inventory, but subtle shifts are emerging:

  • Inventory is down 1% since May, but up 26% year-over-year, so the bigger trend is rising supply.
  • Condos are selling for 97% of list, holding steady with previous months.
  • Median days on market: 53, slightly higher than May’s ~50-day pace.
  • Median sold price: $363,000, easing off from the May average of ~$380K.

📌 Compared to May: The market’s still healthy, but supply is up and prices are softening. If you’re selling, pricing realistically matters more than ever. Buyers should watch for opportunities to negotiate as the summer progresses.

💡 Final Thought:

The condo market isn’t crashing—it’s adjusting. Inventory is rising, properties are sitting a little longer, and prices are nudging downward. This is no longer a market where sellers can list high and expect full-price offers within days. On the flip side, buyers now have room to breathe, compare, and negotiate.

Whether you’re buying your first condo, trading up, or cashing out—strategy matters now more than ever. Price it right, market it smart, and keep your expectations realistic.

P.S. Want a custom breakdown of your building or neighborhood? I’ve got you. This market may be balanced, but your next move still needs to be a strategic one.
