Ah, the National Association of REALTORS® strikes again with their “Consumer Guide: Marketing Your Home.” Because who among us could have guessed that curb appeal or listing on the MLS might just be…you know…important?

Here’s how the playbook translates to life here in the Valley of the Sun:

  • Staging Your Home: So you’re saying I shouldn’t highlight my Arizona rattlesnake memorabilia collection or keep my Sonoran Desert scorpion tank in the middle of the living room? Who knew that might scare off a buyer! Fine, I’ll hide my personal treasures for a while.
  • Curb Appeal: Apparently, letting the yard look like the wild saguaro forest isn’t a great selling point. So I should get that gravel raked into perfect little Zen garden patterns and power-wash the driveway that’s coated with desert dust. Got it.
  • Showings and Open Houses: Of course buyers want to see the home in person. But can we please schedule showings around the midday 110-degree heat, because opening a door into a wall of blazing sunshine isn’t exactly a “cool” welcome.
  • Listing on MLS: So basically, the more people who know my house is for sale, the better. What’s next, NAR—are you going to tell me that more exposure equals better offers? Color me shocked.

What’s New Here? Look, maybe there’s a tiny, tiny nugget of value: You could ask your agent how they’ll market your home specifically in Phoenix’s competitive desert real estate scene. Do they have a fresh strategy—or are they just recycling the same playbook?

So, thank you, NAR, for your guide to the obvious. Now I’m just waiting for the “How to Market Your Home with a Giant Inflatable Cactus” strategy. Because that’s the kind of local flair we need.
