The American Dream is changing. Instead of buying homes, more people are renting brand new houses. This new trend is called Build-to-Rent (BTR), and it’s becoming very popular, especially in Arizona.

Why is Build-to-Rent Popular?

1. Affordable and Easy: Renting a home is cheaper than buying one. You don’t need a big down payment, and you don’t have to worry about repairs.

2. Flexibility: Renters can move easily without the hassle of selling a home. This is perfect for people who like to move or who work remotely.

3. Modern Living: Many BTR homes come with cool features like private yards, gated access, and community centers. These make living comfortable and secure.

Arizona Leading the Way

According to a report from Point2Homes, Arizona is a major hub for Build-to-Rent developments. There are nearly 14,000 new single-family rental homes under construction, making Arizona second only to Texas in this trend. Most of these new homes are in the Phoenix metro area, with significant projects also in Buckeye, Surprise, Goodyear, and Queen Creek.

Key Highlights from the Point2Homes Article:

  • Nearly 14,000 New Rentals: Arizona has almost 14,000 single-family rentals in the pipeline.
  • Phoenix Metro: This area alone has over 13,100 units under construction.
  • Suburban Hotspots: Cities like Buckeye, Surprise, Goodyear, and Queen Creek each have over 1,000 rental homes being developed.
  • Growth in Smaller Cities: Areas like Casa Grande are seeing significant increases in rental supply, with some cities expecting over 100% growth.

Changing the American Dream

Build-to-Rent communities provide a new way for people to achieve stability and comfort without the long-term commitment of homeownership. I still believe the American dream is to own a home, but I understand that is out of reach for many. These new rental homes are a good option, especially since developments will likely fix any issues that arise. Living in a great community with good neighbors can be a rewarding lifestyle, and I can see the allure of Build-to-Rent communities.

With Arizona at the forefront of this trend, many are finding that renting new, well-equipped homes can offer a fulfilling and practical alternative to traditional homeownership.
