Bottom line: No, you do not need a written agreement to tour an open house. However, some agents may require one as part of their practice. At that point, it’s up to you to decide how to proceed. If you already have an agent, it’s best to reach out to them and ask if they can show the property or confirm with the listing agent. If you decide to sign the agreement, my advice is to read the fine print carefully and limit the agreement to the specific property address you’re touring. This way, you’re only tied to that property with the broker if you decide to buy it. Also, make it clear that you will not be paying a buyer broker fee and request that the seller covers those costs.
